Begin by exploring and discussing your project requirements and design preferences. Once your vision is clear, select your preferred floor plan and finishes. From there, we prepare and finalise your quote documentation to move forward with confidence.

Consultation & Planning


Once the design and specifications are finalised, we proceed to secure the necessary permits and formalize a fixed-price contract. A 6.5% deposit is required to initiate the agreement, after which site preparation can begin in alignment with the approved plans.

Your module is manufactured in a controlled environment, ensuring consistent quality and efficiency. From final design approval—particularly for standard designs—the 12-week build timeline proceeds without weather-related delays. During this period, site works can commence in parallel, streamlining the overall construction process and accelerating project delivery.

Factory Construction

Modules are delivered to the site through carefully coordinated transport, which often involves route planning and escort vehicles to ensure safe and compliant transit. If you require transport Bijou can provide a transport estimate early in the process, ensuring transparency and confidence from the outset.

Transport & Delivery

Footings are prepared on-site to support the modular structure, ensuring a stable and compliant foundation. Once complete, modules are craned into place and securely installed. Both footing works and installation can be coordinated through Bijou if required.

Installation & Assembly

Final service connections—such as plumbing, electrical, and HVAC—can be coordinated through Bijou as an optional service.

Final inspections and approvals before occupancy.

Weather, supplier issues, and other external factors may influence timelines. While external factors may occasionally influence scheduling, Bijou Modular will provide regular communication and updates should the timeline change.
